What both panels count — read this before relying on either figure

Both the rent-bearing apartment comps figure above and the pipeline progress bar below count unassisted, market-rate apartment comparables with a published rent against the same live, measured multifamily target — the current apartment candidate universe (usable comps plus non-assisted apartment listings still awaiting a rent), recomputed from the database rather than fixed at a round number. Single-family rentals, LIHTC units, subsidized/assisted units, and aggregator-sourced rows are excluded from both. The two figures are computed from two independently-maintained tallies (public.v_rr_apartment_headline_norent above, public.v_rr_pipeline_status below) that refresh on their own schedules, so they can differ by a small margin at any given moment; neither blends in single-family or subsidized rows to make up the difference. Records recovered without a published rent yet are shown separately, below, and are never included in either figure here.
